Big changes are coming to Hoboken! The city has just given preliminary approval to a striking new residential development at 1330 Jefferson Street — and it’s shaping up to be a game changer.
✅ Green Light from City Council
On September 17, Hoboken’s City Council unanimously signed off on a revised redevelopment agreement with Just Block 112 LLC (a Pegasus Partners affiliate). This marks major momentum for the project and reflects the municipality’s push to densify its northwestern edge.
This isn’t the first Pegasus project in the area — they’re also behind the neighboring 357-unit development at 1300 Jefferson Street.
🏢 Plans & Layout: What to Expect
Architects Fogarty Finger have envisioned a sleek, modern structure that rises 22 stories (with a shorter five-story section at one end). Altogether, it will house 298 residential units, broken down as follows:

Among these will be 30 affordable units, ensuring a mix of housing options.
At street level, a 1,347-sqft retail space (planned as a café) will anchor the building beneath the 14th Street viaduct. Beneath the building, the first four floors are slated for 37 parking spaces, and there’s also a bike room for 80 bikes.
One of the standout features? A sixth-floor outdoor pool atop the shorter section — a great amenity for residents seeking both style and comfort.

Although the City Council has cleared a major hurdle, the project still needs final approval from Hoboken’s Planning Board before construction can begin.
Pegasus continues to be a major force in Hoboken’s evolving skyline. Their involvement also expands to other ambitious projects — including a massive 1,300-unit complex along Madison Street, part of the same legal settlement that helped reshape the Jefferson Street plan.
